Fireplace Inspection in Pasadena: Written Report, Licensed Technicians

Last winter, a homeowner on a tree-lined block near Old Pasadena called us about a faint, acrid smell that appeared every time she lit a fire. The house was a classic 1920s Craftsman bungalow with the original clinker-brick fireplace, the kind with a shallow firebox and a hand-laid firebrick lining that has been absorbing heat for a hundred years. She'd been burning seasoned oak a few dozen times each season, and the smell had never been an issue before. Her concern was carbon monoxide. With two kids in the house, she didn't want to guess.

This is a call we get regularly from homes along the Arroyo Seco corridor and into San Marino, where Craftsman-era fireplaces are part of the architecture's identity. The fireboxes in these homes were built to different standards than modern prefab units. Refractory panels crack, mortar joints erode, and the original dampers warp after decades of thermal cycling. What worries us most is clearance-to-combustibles: the gap between the firebox and the wood framing behind it. In a Craftsman bungalow with plaster-and-lath walls, that gap can shrink to almost nothing if the firebrick lining deteriorates. The homeowner was right to call before lighting another fire.

We ran a Level 2 inspection per NFPA 211, which includes a camera scan of the flue interior and a close evaluation of the firebox, smoke chamber, and damper assembly. The firebrick lining had two vertical cracks running from the floor of the firebox up past the lintel, each wide enough to pass light through. Combustion gases, including carbon monoxide, were migrating into the wall cavity behind the fireplace. The damper plate had also corroded along one edge, leaving a gap that let conditioned air escape up the flue year-round. For a Pasadena home with no central heating upgrades, that's a real energy loss on top of a safety problem.

Our CSIA-certified technicians documented every deficiency with photos and measurements, then walked the homeowner through repair options. The cracked refractory panels needed replacement, not patching. The damper required a full swap to a top-sealing unit that would also keep rain and debris out of the flue. We completed the fireplace repair the following week.
