Chimney Repair in Pasadena, From Mortar to Full Rebuilds

The call came from a couple living in a 1923 Craftsman bungalow along the Arroyo Seco corridor. They'd noticed a rust-colored stain spreading across the ceiling plaster near their living room fireplace. It showed up after a few days of winter rain, faded when things dried out, then came back darker the next storm. They assumed it was a roof leak. We ran a Level 2 video inspection per NFPA 211 standards, scanning the full interior of the flue from firebox to cap. The liner showed no structural failures, but the camera caught two things: vertical cracking in the upper third of the flue tile consistent with earthquake micro-cracking, and heavy calcium deposits where moisture had been wicking through deteriorated mortar joints for years. Outside, the crown had a through-crack running nearly its full width. Water was pooling on the crown surface, feeding straight into the masonry core. The fix involved grinding out the failed crown, pouring a new one with a proper overhang and drip edge, and repointing roughly four feet of exterior mortar joints using a lime-based mix compatible with the original brickwork. We also applied a vapor-permeable water repellent to the brick face. The flue cracks were sealed but flagged for monitoring at annual inspections.
